How Often Should Airbnb Prices Be Adjusted?

Updated September 16, 2026 · 4 min read

There is no single correct interval, and anyone quoting one is selling a rule rather than a method. What matters is that pricing is reviewed on a rhythm, at the right depth, against the right window.

A weekly review is the working default

Once a week is enough to catch pace changes while they can still be acted on. The focus is the next 30 to 60 days, where booking behavior moves fastest and where an unsold night is closest to being permanently unsold.

The review is not a price change for its own sake. Most weeks the right answer is hold. The point is knowing that holding was a decision.

Deeper reassessments happen less often

Seasons turning, local events being confirmed, a new competitor opening nearby, a change in your review profile — these justify revisiting base rates, seasonal curves and minimum stay rules rather than nudging individual nights.

Far-out dates need attention too, but a lighter touch. Twelve months ahead you are protecting against being booked too cheap, not fine-tuning.

Why constant changes hurt

Unstructured daily tinkering makes it impossible to learn anything. If the rate moved five times in a week, you cannot tell which change produced the booking, and you have no baseline to judge the next decision against. It also tends to be emotional: prices drop after a quiet day rather than after evidence.

Consistency plus a scheduled review beats vigilance almost every time.

What we do

Weekly reviews focused on the near window, deeper reassessments as seasons and events shift, and a record of what changed and why — so the calendar is being managed rather than reacted to.
