We should have to earn the fee.

A revenue manager should create more economic value than they cost.

That is why our starting pricing model is simple: $200 per month per listing.

If the agreed performance benchmark is not exceeded, the applicable Rod & Staff Stays management fee is waived.

01

Establish the benchmark

We document how performance will be measured before management begins.

02

We manage the strategy

We manage pricing, booking pace, minimum stays, gaps, discounts, market position, and the software executing the strategy.

03

Compare performance

If the agreed benchmark is not exceeded for the applicable measurement period, our management fee is waived according to the management agreement.

Performance-measurement terms are documented during onboarding so both parties know how success will be evaluated.

Example Math

What could $200 a month be worth?

What the property earns

$50,000

in revenue over one year.

What a 20% increase adds

$10,000

of extra revenue that year.

What our service costs

$2,400

$200 a month for twelve months.

What is left after the fee

$7,600

about a 3.2x return on the cost of our service.

In simple terms: For every $1 spent on our service in this example, the property would earn about $3.17 in extra revenue after our fee.

This is only an example to show the math. A 15–20% increase is not guaranteed. Actual results depend on the property, market, demand, availability, listing quality, starting performance, and other factors.

Built for owners who want to self-manage everything except pricing.

Best fit

  • You operate roughly 1–3 active short-term rentals
  • You want to keep control of operations
  • Cleaning and guest operations are already handled
  • You are tired of managing pricing yourself
  • You care about total revenue, not simply maximizing occupancy
  • You are comfortable allowing pricing changes
  • You want someone consistently monitoring the market
  • You are open to improving the property or listing when pricing is not the only constraint

Not ideal for

  • Owners looking for full-service property management
  • Owners who only want a one-time pricing recommendation
  • Owners unwilling to allow pricing changes
  • Owners expecting guaranteed revenue
  • Properties with major unresolved issues the owner is unwilling to address

FAQ

Is it really only $200 per month?

Yes. The starting revenue-management price is $200 per month per listing. Pricing-software subscription costs are paid separately by the property owner.

What does “you only pay when we perform” mean?

Performance is measured against an agreed performance benchmark documented before management begins. For properties with sufficient comparable history, prior-year performance is typically the primary benchmark. If the benchmark is not exceeded for the applicable measurement period, the Rod & Staff Stays management fee for that period is waived according to the management agreement.

What if I have less than 12 months of history?

You can still qualify. Because there is no full prior-year period, we establish an alternative property-specific agreed performance benchmark before management begins.

Is a 15–20% revenue increase guaranteed?

No. The 15–20% figures on this page are illustrative examples used to show the economics of different revenue scenarios. They are not predictions or guarantees.

Do I need PriceLabs?

Not necessarily. We can work with dynamic-pricing platforms such as PriceLabs, Beyond Pricing, Wheelhouse, and similar tools depending on the property and setup. The strategy comes first; the software is the execution layer.

Do I pay for PriceLabs or Beyond Pricing separately?

Yes. Software subscription fees remain the owner’s expense. Rod & Staff Stays manages and optimizes the tool as part of the revenue-management service.

How will I receive the Free Pricing Audit?

Your property-specific pricing review is delivered by email. It is free and yours to keep.

What happens after the Free Pricing Audit?

If we identify a meaningful opportunity and the property appears to be a fit for ongoing revenue management, you can choose to speak with us about implementing and managing the strategy.

Do you take a percentage of revenue?

No. Our starting direct-to-host pricing model is a flat $200 per month per listing rather than a percentage of booking revenue.

Can you manage multiple properties?

Yes. Each listing is priced at $200 per month because each property receives its own strategy and ongoing management.
