Is My Airbnb Booking Pace Healthy?
Updated September 17, 2026 · 6 min read
Booking pace is the speed at which future dates fill. It gives context that occupancy alone cannot. A calendar can look empty today and still be healthy if guests in that market normally book later.
Occupancy is a snapshot; pace is movement
Occupancy tells you how many nights are booked. Pace tells you when those nights booked and whether the calendar is moving faster or slower than expected.
That movement helps separate a real pricing problem from normal booking behavior.
Compare matching windows
Compare the next 30 days with an appropriate market window, and do the same for 60 or 90 days. Mixing near-term occupancy with far-out market data creates a misleading picture.
Decide what the signal means
If your property is pacing ahead, it may have room to hold or raise rates. If it is behind, check price, stay rules, listing quality and market demand before changing anything.
One quiet day is not a trend. Use a consistent weekly view so emotional changes do not replace analysis.
Remember the property's position
A premium listing and a value listing can follow different booking curves. Pace must be read against the position you are asking guests to accept.
