What Should an Airbnb Revenue Audit Review?

Updated September 17, 2026 · 6 min read

An Airbnb revenue audit should explain why the calendar looks the way it does and which decisions deserve attention first. It is not a promise of a specific result. It is a structured review of the property, market, current pricing and rules shaping what guests can book.

Listing and market position

The review starts with what guests can see: property size, location within the market, amenities, reviews, photos and presentation. Comparable listings should reflect the choices a guest would genuinely weigh against yours.

Rate structure and seasons

The audit should examine the base position, weekday and weekend shape, seasonal changes, events and the minimum and maximum boundaries inside any pricing tool.

The goal is to identify mismatches, not to produce one magic nightly rate.

Booking pace and open windows

A useful audit looks at how the next 30, 60 and 90 days are filling relative to the market and the property's expected booking curve. Open dates need context before they are treated as a problem.

Minimum stays, gaps and discounts

Calendar restrictions can block useful bookings even when a rate is competitive. The review should identify rigid stay rules, orphan nights and broad discounts that may be solving the wrong problem.

Software setup and next decisions

If the property uses PriceLabs, Wheelhouse, Beyond Pricing, Smart Pricing or another tool, the audit should review the strategy expressed by its settings. It should finish with a small number of prioritized decisions and explain why they matter.

A good revenue audit gives you a clear diagnosis, honest limits and prioritized next steps. It should make the calendar easier to understand, even if you decide to manage it yourself.
